Most Mondays start in Las Colinas — the homes along the Mandalay Canal — and the route works outward from there into Coppell, Valley Ranch, and west into Grand Prairie. If your address is on this map, odds are I drive past it already.

- Both. Weekly customers are most of the route because the lawn stays healthier on a regular cut, but I do one-time mows, sale-prep yard cleanups, and fill-ins for folks with a regular guy who is on vacation.
- I am based in Irving and most of my route is in Irving, Las Colinas, and Coppell. I will go into Grand Prairie, Farmers Branch, and west Dallas if the spacing on the route makes sense — message me with your address and I’ll tell you straight if it works or not.
- Whichever you prefer. Most folks are on flat-rate monthly and I invoice on the 1st for the month ahead. Per-visit by Zelle or card is fine too.
- Usually push to the next dry day, within 24 to 48 hours. If a North Texas storm runs the route long, you’ll hear from me before it slips further than that.
- Yes — general liability. Happy to send the certificate to your HOA or property manager if they ask for it.
- A few — small office strips around Las Colinas and a couple of HOA common areas. If the property is under about an acre and the access works, send the address and we’ll walk it.
